Editor... In this issue: RAM Celebrates Tomas Padilla: The 2005 RAM of the Year Pillars AwardeeSuppose your company president says to you, “This co-op has a few problems I’d like you to solve. Its board hasn’t been able to cover its monthly costs. There’s no money to pay for maintenance or to hire a maintenance supervisor, and the super’s apartment was completely destroyed by the previous disgruntled resident. The building hasn’t been cleaned in months, because there’s no porter. Oh—and the former porter is suing the co-op in a labor dispute.” If you’re an optimist, you assume your boss is calling on you because he really thinks you can turn the situation around. Tomas Padilla, who oversees management of 14 luxury properties in New York City, is an optimist, and he decided to treat the problem co-op as an opportunity. As Vice President of Cooper Square Realty, he started with the physical side, renovating the damaged apartment, hiring a capable superintendent, and arranging for a thorough cleaning for the building. Then he delved into the fiscal side, reviewing every contract and discovering tens of thousands of dollars’ worth of uncollected fees. He turned the building completely around, and apartment values soared. Padilla’s RAM training helped lay the groundwork for his success at the highest levels. He encourages the people he works with to become RAM-certified as well, facilitating the RAM certification process for three superintendents and seven property managers. It’s clear that he sees the value in continuing education for his employees, and is willing to expend the energy to help them achieve at a higher level, as well. And for all this and more, on April 5, 2005, Tomas Padilla was awarded the RAM of the Year Pillars Award at the Doral Resort & Spa in Miami, FL. RAM Board Governor Tracy Hill was the RAM of the Year Finalist. Congratulations to you both!
