Appraisers Learning How to Valuate Green Homes
In a move that will eventually help home builders demonstrate the true worth of energy-, water- and resource-efficient homes compared to traditionally built homes, a new course that will offered in December by the Appraisal Institute is geared to instructing appraisers how to recognize and valuate residential green building features.
NAHB’s Green Building Subcommittee and staff have been providing technical assistance to the institute in designing the content of the class, which includes information about the popular NAHB National Green Building Program and the National Green Building Certification administered by the NAHB Research Center.
NAHB has long worked for a coordinated effort among the real estate, mortgage and appraisal industries to more accurately and consistently valuate green homes, noted Green Building Subcommittee Chairman Ray Tonjes, a home builder in Austin, Texas.
“This is huge,” Tonjes said. “The appraisers were looking for accurate information about green building and we were able to provide it for them — as well as begin to demonstrate the efficacy of NAHBGreen certification as an authentic, cost-effective measure of sustainable construction.”
The course will discuss the growing market acceptance of green building, review green products and materials and help appraisers recognize how green building techniques can affect the applications of the cost, sales comparison and income capitalization approaches to the appraisal process.
