Floor Plans: Stacked Flats Look Like a Single-Family Community in Texas Hill Country

What looks like a single-family home is actually stacked flats in a luxury garden apartment community.

Located on 25 acres in San Antonio’s medical center campus, the 376-unit Preserve on Fredericksburg luxury garden apartment community has the look and feel of a single-family neighborhood.  

Developed by the Cambridge Development Group/USAA Real Estate and designed by Humphreys & Partners Architects of Dallas, the environmentally and architecturally sensitive community features one- and two-bedroom stacked flats in 34 buildings.

Appealing to Professionals

The Preserve on Fredericksburg is a finalist in the 2011 Pillars of the Industry Awards, which honor excellence in apartment and condominium design and development and leadership in marketing and property management. Finalists were announced online last month and the winners will be named on Oct. 6.

The stacked flats average 1,014 square feet and were designed to appeal to professionals who work in the employment and medical centers and enjoy the cultural attractions nearby.

Developed at a density of 15 units per acre, the community’s design features exteriors in a mixture of siding styles with muted desert colors, architectural appointments, tapered columns of natural stone and standing seam metal roofs to reflect heat.

Preserving the Environment

To preserve the terrain, the developer provided water barrels for more than 100 mature oak trees to lessen the impact from construction and the Texas drought. A rainwater catchment system also irrigates the site, which features a nature preserve with walking trail, a pet park and a bi-level swimming pool with waterfalls, a spa, cabana, outdoor kitchen and fireplaces.

Showcasing a Green Lifestyle

Designed and built to showcase a green lifestyle — which adds to the community’s appeal — the common areas and apartment interiors feature low-VOC paint and energy-efficient appliances, lighting and fixtures.
