Hot Counties for Active Adult Home Buyers Identified

Sumter County, FL, is the hottest county in the country for recent active adult home buyers, according to NAHB housing policy analysts who sifted through data from the 2000 United States Census.

Especially hot for this segment of the housing market were the 21 counties where at least 45% of the 55- to 75-year-old home owners bought their homes between 1995 and the time of the Census.

One-third of these are in Florida, with the others spread among several southeastern and western states.

While Sumter County, FL, ranks first with a recent-mover active adult share of more than 60%, Collier County, FL, is the largest market on the list. Of its more than 30,000 active adult home owners, 51.4% purchased their homes recently.

The top 10 counties are:

  1. Sumter County, FL, where 61.6% of 9,718 home owners ages 55-74 bought their homes since 1995
  2. Nye County, NV — 57.6% of 4,763 older home owners
  3. Archuleta County, CO — 53.5% of 1,104 home owners
  4.  Washington County, UT — 52.3% of 7,684 home owners
  5. Collier County, FL — 51.4% of 34,361 home owners
  6. Summit County, CO — 49.5% of 1,011 home owners
  7. Pinal County, AZ — 49.3% of 18,947 home owners
  8. Beaufort County, SC — 49.2% of 12,840 home owners
  9. Yavapai County, AZ — 49.0% of 21,525 home owners
  10. Flagler County, FL — 48.4% of 8,677 home owners

The 2000 Census indicated that there were nearly 21 million active adult home owners ages 55-74 in the country.

California alone had nearly two million, and four other states — Florida, Texas, New York and Pennsylvania — had at least one million each.
