San Francisco Condos Most Expensive in U.S.

A recent analysis of 2000 Census statistics by housing policy economists at NAHB shows that the number of condominiums and coops in buildings with five or more units increased roughly 30% from 1990, to just under 2 million units.
 
Among other findings about occupied units in those buildings derived from the NAHB study:

  • San Francisco County, CA, had the highest priced condos in the country. They averaged almost $516,000. In the second-place spot was New York County, where an average-priced condo was more than $481,000.

  • The top counties for owner occupied units in multifamily buildings are in areas with extremely high housing costs, or in Florida. Cook County, IL, led the nation with more than 146,000 units with an average value of almost $185,000. The number of condos there represented a 43% increase over 1990. New York County was in second place, with more than 141,000 units.
  • In counties with at least 1,000 condos in 5+ buildings in 2000, the fastest growing were Utah County, UT, with a 294% increase over 1990. Most of the top 10 fastest growing counties were in metro areas but outside the central city. For example, the second fastest grower, Loudoun County, VA, is located in the Washington, D.C. area. The number of owner occupied units there surged by 275%.
  • Condo owners in buildings with five or more units tended to be somewhat older than renters and other home owners. Their median age was 56.

For-sale units account for roughly 20% of the multifamily units started in the U.S., according to the Census Bureau's Current Construction Reports.
